Architectural Control Commitee

The purpose of the Architectural Control Committee is to safeguard the overall appearance and well-being of the Kingsridge neighborhoods. The CC&Rs contain provisions that set forth the conditions upon which homeowners must keep their property and belongings. It also contains restrictions as to improvements and additions of property and controls on the use and placement of certain personal property, such as basketball hoops, etc., as well as nuisance provisions.

The ACC regulates any changes made to a homeowner’s property that is subject to the CC&Rs. If a homeowner wants to make a material change to his or her property that is subject to the CC&Rs, the homeowner must first make an application for approval. The ACC also tracks any CC&R violations committed by homeowners and assesses fines for those homeowners not in compliance.

If homeowners do not keep their front lawn mowed, flower beds weeded, and plants pruned, then the ACC will send warning. The HOA has the right to hire a maintenance company to go in and fix the yard at the homeowner's expense. The HOA will file a lien on the home if the cleanup expense is not paid.
