Approval Process
1.A homeowner must make an application for approval in writing. The application may be sent via post or email: acc@kingsridgehoa.org.
2.The application must contain complete plans and specifications for all proposed buildings or structures and exterior alterations together with detailed plans showing the location on the lot.
3.The ACC may require an application fee. The fee can range from $25.00 up to $250.00. Please contact the Board to see if there is an application fee. It may be waived.
4.The application must be received at least 30 days prior to the starting date of construction.
5.Construction must not commence until official approval has been received from the ACC in writing.
6.If a homeowner has not received approval after 30 days from submission, then the homeowner must make a second application requesting the ACC make a decision within 14 days.
7.If after 14 days the ACC has not responded to the homeowner with an approval or instructions, then the homeowner may proceed provided that the plans abide by the CC&Rs and previous policies set forth by the ACC or the Board of Directors.
8.If a homeowner commences construction without ACC approval (not including the 14-day application extension exception) or not according to ACC instructions or conditions, the homeowner will be in violation and will be fined $25.00 a day for every day in violation.
