What is the current amount of annual HOA dues and how is it spent?
$300.00 per year per lot. Please see "Kingsridge HOA/Financial Info."
What happens if a homeowner doesn't pay annual dues or special assessments (if any) on time?
Annual dues are due by February 1st of each year. Interest on unpaid annual dues begins to accrue on March 1st. Invoices are sent monthly and interest accrues until paid. If dues are not paid in full by August 1st, a notice of lien is sent. A lien will be filed on the home September 1st.
Special assessments are due by the due date. Again, interest accrues one month after the due date. A lien will be filed on the home seven months later.
Are there any Special Assessments?
YES, a $100 assessment was due June 1, 2008. Please see "Kingsridge HOA/Dues and Assessments."
What do I do if I see a homeowner in violation of the CC&Rs?

Does the HOA have a plan for maintenance and landscaping of the undeveloped or untouched common areas?
Tracts 2 and the back half of 999 in KR1 will be edged and mowed once a month during February, March, and November, twice a month April through October, but not during January and December.
Tract 9 in KR2 will be on the same maintenance schedule as the rest of the main common areas.
The KR1 tracts, Tract 996 (also known as the big circular retaining pond), Tract 994 (the rectangular cement retention pond), and Tract 997 (the teeny tiny NGPA), have been improved and maintained starting in 2008.
What is being done about traffic controls?
See News link. As of summer of 2006, Snohomish County is waiting to see what the impact is from the new streets opening behind KR1. For KR2, the County is waiting to see what the impact is from the neighborhoods going in behind KR2 (Sunset Road).
May I use Kingsridge Park for a formalized sport practice?
Using the park for your group’s formalized sport practices is NOT an authorized use of the park. Please be advised that any groups using the park for these purposes will be asked to leave immediately or charged with trespassing. Please contact the Board if you have questions.
