Sample Violations

1.Basketball hoops, play toys, bicycles, etc. left on sidewalk or street at any time are considered to be violations. All hoops and play toys must be pulled onto the homeowner’s property AT ALL TIMES. Christmas lights and decorations must come down by Feb. 1st.

2.Yards must be maintained at all times. Lawns must be “neat and trim” (as per CC&Rs). It will be considered to be a violation if a lawn is not neat and trim and/or has visible weeds. Homeowners may not extend the size of their driveways with gravel or cement. There will be a fine.

3.Trailers, recreational vehicles, boats, non-working vehicles, commercial vehicles, etc. (please see CC&Rs) left on the street or in a homeowner’s driveway for more than 48 consecutive hours is a violation. It is considered to be a violation if a homeowner merely moves the vehicle and then moves it back again so as to not violate the 48 hour restriction. These vehicles and boats may not be stored in your driveway or on the street. Moving them back and forth to get around this rule will not be tolerated. They may only be stored in the garage with the door shut or at an offsite storage facility.

4.Any changes made to the exterior of your home and property or structures built, that fall under the ACC’s or the HOA’s jurisdiction, without proper application and approval from the ACC are considered to be violations. (Please see CC&Rs.)

5.Anytime a homeowner is not in compliance with specific instructions given from the ACC.

6.The improper parking of a vehicle is considered to be a violation. Many driveways are empty at night. Vehicles parked on the street during the day should be moved into the garage or onto the driveway at night.

  The following rules shall apply AT ALL TIMES:If you own . . .

1-2 vehicles:

The vehicles shall only be parked in the homeowner’s garage or driveway.

3 vehicles:

At least one vehicle shall be parked in the garage and two in the driveway.

4 vehicles:

At least one vehicle shall be parked in the garage, two in the driveway, and one on the street.

5 vehicles:

At least one vehicle shall be parked in the garage, two in the driveway, and two on the street.

7.All parked vehicles with wheels up on curbs, in front of fire hydrants, and/or parked on or too close to the corners that are not in compliance with the distance requirements of Washington State rules of driving will be called in to the County Sheriff for ticketing and/or towing if necessary.
